1897 heritage home with crystal chandeliers and ceilings more than 11 feet high downstairs with views to the Sugar Loaf and across Tasman Bay to the Arthur Ranges from upstairs. Twin balconies with clear, wind-up awnings give fine views to the Centre of New Zealand. Balcony Suite guests can lie in the bath and watch the sheep grazing on the ridgeway - very restful!

All our room rates (except for Overflow Room rates) include a yummy Kiwi breakfast. Some guests enjoy taking this on the verandah of our Irish rose garden - this is one of the sunniest spots in New Zealand. The (en suite and air-conditioned) Balcony and Garden Room rates include a delicious breakfast of your choice individually cooked to order together with fruit from our fruit bowl any time - we grow our own Strawberries and walnuts organically. Help yourself from our well-stocked cookie jar in the dining room!

Most long distance coaches, city buses (including the double decker city tour) and the shuttle into the Abel Tasman National Park stop right outside our rose garden. The Miyazu Japanese Gardens, the Farmers Market in Founders Heritage Park, the Huangshi Chinese Garden in Queens Gardens, the Theatre Royal and a great beach are nearby and the Sprig and Fern Pub just a two minute stroll.

CHECK-IN: Although we live at Amber House, there are obviously many times when we are absent (to take the children Irish dancing or to go shopping for example). However, we would much prefer to be at home to welcome you when you arrive. Please, therefore, email or text us any change in your anticipated arrival time. Our contact details can be located on your booking confirmation form.

CHECK-IN times are always ONLY by prior arrangement - usually between 14:00 to 21:30hrs on the day of arrival and CHECK-OUT time should typically be before 10:30hrs on the day of departure - other times by prior agreement.

Guest Houses in New Zealand do not have desk clerks on duty round-the-clock to await your arrival, so it is vital that the family knows what time to expect you. We have daily family affairs to attend to, but will have re-arranged our schedule to accommodate your specified check-in time — so your arrival time is extremely important! If this time changes either way by 30 minutes, please notify us as soon as you are aware of the change. Otherwise, we may not be here to greet you.

If your arrival time is very unpredictable we can arrange to have your keys left in a digital key safe outside the front door, but you will need to contact us for prior arrangements.

It's REALLY IMPORTANT that you now send us the phone number of the mobile phone you will be carrying on the day you arrive (and keep it switched on) so we can update each other with any last minute developments. (You usually won't pay any international roaming charges to RECEIVE text/SMS messages in New Zealand even if your cell phone is registered overseas...)

  • We stayed one night in the family room, 3 adults 1 child. Understood we had to share a bathroom but not the use of a half toilet positioned under the stairs, that was necessary for us to use as not aware the bathroom was up TWO flights of stairs either!! Family members found it difficult to go up and down the stairs and the use of the shared toilet under the stairs was dangerous (nails, lighting) and unfinished. The room itself was too small and cramped for two queen sized beds and the window could not remain open during the night as it could only be lock closed! Breakfast was nice but did not make up for the price that was paid. I feel the pricing was too high for the quality of stay offered at this time. Had we arrived earlier in the day an alternative accommodation would have been sort. Noisy guests in the other rooms did not help! I will not be recommending the Amber House.

  • My wife and I stayed in the upstairs room with the two balconies and had the best nights sleep we've ever had away from home thanks to the nice firm mattress and double galzing. The host explained how to operate the french doors and the satellite TV, etc, but there was also a printed reminder inside the wardrobe. It was nice to be able to order a proper cooked fry-up for once -so many places we stay at only have "rabbit food". Considering that two cooked breakfasts always cost more than $20 when you're travelling, I think the Amber House is good value and would thorouhgly recommend it. |The heat pump is really great in the winter time!

  • We stayed one night in the family room. Lovely old house. Charming kids! Food choice for the uncooked breakfast is very generous with a great selection. However... The communication to us was fast and furious - an information overload with too many instructions and some contradictions. A lot was given verbally - not using toaster & kettle together, lightswitch locations, unconventional taps to operate, a dodgy lock to use a certain way. Stick-on printed notes would help as there's a lot to remember especially for a tired traveller. In addition we had to pay a $20 cash bond to hold a room key. Maybe that's convention with cheaper B&B's but with these room prices it's another client inconvenience. We felt we were treated as teenage backpackers. A lot of potential but overall the owners need to revamp their approach and make it a lot more client focused. Won't be recommending to friends.

  • We're glad that, although you were so exhausted when you arrived you didn't want the fire procedures explained to you, you still appreciated our late Victorian house, Robert. We've taken on board your comments about not operating the kettle and the toaster simultaneously and replaced the quick-boil kettle with this machine: http://www.amberhouse.co.nz/What%27s-the-difference.html#HotWater We don't like to put little notes all over our home, but inside each wardrobe we do have a summary of some of the important things we tell guests personally when we check them in. The NZ$20 deposit is to hold the FRONT door key - not the bedroom door key - and is refunded when you return the FRONT door key. Thanks for being fair about our breakfasts; folks staying in our budget room like you did don't get the option of a cooked breakfast included in the price but still get a satisfying cold choice.

  • This property isn't as good as it looks on the website. It does have potential but just isn't finished. A lot of the details I expect (like a reading light and a comfy chair) are missing. I wish the hosts well but my experience was not favourable.
